There are over 2,000 down payment assistance programs in the US, ranging from $5k grants to $40k forgivable loans. Most buyers never apply because they don't know the programs exist or assume they don't qualify. They almost always do.

The four flavors

Grants (free money, no payback), forgivable loans (forgiven after 5–10 years of occupancy), deferred loans (paid back when you sell), and matched savings programs (state contributes $1–$4 for every $1 you save).

How to qualify

Most are income-capped at 80%–120% of area median income, with a home price cap and first-time-buyer requirement (often defined as not owning a home in the last 3 years).

Stack with FHA, USDA, or conventional

Almost all DPA can layer on top of an FHA or conventional 97 first mortgage. We coordinate the layered closing for you.

Frequently asked questions

Is DPA only for first-time buyers?

Most programs target first-time buyers, but many define 'first-time' as not owning in the last 3 years. Even repeat buyers often qualify.

Does taking DPA delay closing?

Slightly — usually 7–10 extra days for the state's review. We factor this into your closing timeline.
